HELP!

Someone please help me! I found a property online that I'm very interested in, and it's within my price range. But it's in Givat Olga, which is a suburb of Hadera. I think that it's a poor, stigmatized area. Am I correct? Is the area "gentrifying"? It's just such a lovely property! You can see it here:

Isn't it great?! I could easily entice my mom to come be my interior designer and maybe even relocate, since it's a villa right by the beach. (As long as I buy her a plane ticket, she'll go just about anywhere!) There's room for my pets, a large garden...
It seems too good to be true. Is it??
This would certainly throw my aliyah plans into overdrive. Or perhaps I could rent it out to tenants for a while. So far, I've mainly focused on Netanya and Ra'anana and environs, but who knows?
Please help me! I need input!!

  • Hey Y---my hubby agrees that it is pretty much a slum area; he says he wouldn't even go so far as to call it a "suburb" of Hadera, that would sound too nice he says.

    My advice, Stop and think about it..........at the moment you don't even have a set time/date for your aliyah, correct? I know you're totally into it, but be realistic. Unless something is in an area that you KNOW you want to be in, and an area that you KNOW will be a good landing spot for you, then I would hang back for a while and not get too excited over it. I don't mean to put a damper on your excitement, but this is how I see it.

    Keep looking! :) You'll find the right place in the right city soon enough, and if not now ,then you'll find it when you do finally make aliyah.

    I was always taught that if it seems "too good to be true" then it is. There is a reason something is too good to be true. It is good you have this blog to have people there looking at things for you realistically. Not to say anything negative about Realtors, but, they will "sell" anything to make the sale. Especially when the client is not from the area and not even there yet. Sorry, nothing personal against you, just my personal observations in my own house hunting experiences.
    Take your time, and when you find the right house, it will feel like you found your HOME. Good luck.

  • Yes, Maureen, I agree. It's amazing that as a Realtor I spend so much time educating my clients that if something seems too good to be true, it almost always is... and how quickly I forget my own advice! I am indeed fortunate that Emah S' husband is familiar with the area. Thank goodness for fellow bloggers!

    But, I think you should slow down a bit, you have plenty of time, don't rush into something you may regret later.

    I would like to add to the advise that others have given you that waterfront property in Israel is rare and that even if in is now in a depressed area this will probably change at some unknown time in the future.
    Come, look at any property before you buy. Check changes in value 1, 5, 10, 20 miles away, maybe more. This is November and I can't get the link to come up so the property may have sold already.

    Expensive property is likely to increases in value faster than cheaper property, but if you are careful, a budget property now could become your dream property home or an investment that will pay for your dream home by the time you are ready to make aliya.

    Think ahead, know yourself, plan wisely and come to see for yourself before you buy.
